Cancellation by the tenant

  1. The tenant may cancel the rental agreement in writing. The date on which the landlord receives the cancellation will be regarded as the cancellation date.

  2. If the tenant cancels, the following cancellation charges are payable to the landlord:

    • Up to 3 months before arrival: full refund
    • Between 3 and 2 months before arrival: 50% refund
    • Between 2 and 1 month before arrival: 25% refund
    • Less than 1 month before arrival: no refund
    • The security deposit will not be refunded, as we keep this period reserved.

  3. The tenant acknowledges that these amounts remain payable even if the cancellation is due to illness, an accident or other personal circumstances.

  4. If desired, the tenant may take out cancellation insurance covering the cancellation charges payable under this agreement.

  5. Cancellation charges must be paid into the landlord’s bank account no later than 10 days after written cancellation.

Rental agreementHoliday accommodation – Group rental

  1. Purpose of the rental

    The property is rented exclusively for use as holiday accommodation. It may not be used for:

    • Parties or gatherings with external visitors
    • Subletting or booking on behalf of third parties

  2. Tenant’s responsibility

    The maximum number of guests is strictly limited to [8 adults + 2 children], in accordance with Greek regulations.

    The lead tenant is responsible for the conduct of all group members.

    Nuisance, loud behaviour and music after 22:00 are not permitted (Greek noise regulations).

    Respect for neighbours and the surrounding area is required.

  3. Check-in / Check-out

    Check-in and check-out are arranged in consultation with the owners of the property.

    Early check-in or late check-out must be discussed in advance with the owners of the property.

  4. Damage, security deposit and accommodation costs

    A security deposit of €550 and 50% of the accommodation cost must be paid when the stay is confirmed. Payment of the remaining accommodation cost is arranged in consultation with the owners.

    Any damage, loss or exceptional cleaning costs will be deducted from the security deposit.

    Damage must be reported to the landlord immediately.

  5. Liability and insurance

    The landlord is not liable for accidents, injuries or loss of personal belongings during the stay.

    The tenant is advised to take out travel insurance.

  6. Cancellation policy

  7. Tourist tax

    From 2025, Greek law requires a tourist tax to be paid per day. This will be charged during the stay.
